Roof leaks can begin at damaged roofing material, but the visible symptom inside a building does not always identify the entry point. Water can travel along decking, framing or other surfaces before it appears as a stain or drip.

Flashing helps manage water where roof surfaces meet walls, penetrations and other transitions. Damage, deterioration or an unsuitable detail can allow water to enter even when nearby roofing material looks intact.

Penetrations, Valleys and Drainage

Pipe penetrations, skylight areas, valleys, drains and other water-concentrating locations deserve attention when tracing a leak. Debris or drainage problems can also change how water moves across a roof.

Damaged Roofing Material

Cracked or displaced tile, damaged shingles and membrane defects can expose the system to water. On tile roofs, however, intact-looking tile does not rule out a problem beneath the tile or at nearby flashing.
