Tile Roof Repair in Torrance, CA
Cracked, slipped or leaking clay and concrete tile roofs repaired across Torrance. We find the real leak, fix the underlayment and flashing beneath the tile, and match your existing tiles.
Tile Roof Repairs We Handle in Torrance
Most tile roofs in Torrance are concrete tile, with clay tile more common on Spanish-style and older homes. Both last for decades, but the parts around and under the tile do not. These are the repairs we see most often:
Cracked and broken tiles
Tiles crack from foot traffic (solar, cable and HVAC installers), falling branches and age. We pull the broken piece, check the underlayment beneath it and set a matching tile in place without disturbing the rows around it.
Slipped or missing tiles
When a nail or tie lets go, a tile slides down and leaves a gap. We re-fasten slipped tiles and replace missing ones before rain reaches the felt underneath.
Cracked mortar on ridges and hips
Mortared ridge and hip caps are one of the most common leak points on older concrete tile roofs. We remove loose mortar, re-bed or re-fasten the caps and seal the joints properly.
Worn-out underlayment
The tile sheds water, but the underlayment is the real waterproof layer. On many older Torrance roofs the tile is still fine while the felt below has dried out and torn. That calls for a tile lift-and-relay, not new tile.
Valley and flashing leaks
Leaves and debris dam up in tile valleys and push water sideways. Rusted valley metal, loose wall flashing and failed pipe and vent flashing are frequent sources of leaks on roofs where no tile looks broken.
Leaks around solar and dish mounts
Every bracket that goes through a tile roof is a possible leak. We re-flash solar standoffs, old satellite dish mounts and antenna holes so the penetration is watertight again.
Concrete Tile Roof Repair
Concrete tile is the most common tile on Torrance homes, and it has its own repair issues. Over time the surface color wears off, the tile absorbs more water and the edges get brittle. Older concrete tile profiles have also been discontinued, so an exact match is not always available new.
When a match is hard to find, we can take sound tiles from a hidden part of the roof, such as the back slope or garage, use them on the visible area and put the closest available new tile where it will not show. We will tell you before work starts if a perfect color match is not possible.
If your concrete tile is in good shape but the roof keeps leaking, the problem is usually the underlayment or flashing, not the tile. Replacing tile will not stop that kind of leak.
Clay Tile Roof Repair
Clay tile keeps its color for decades but breaks more easily than concrete, so careful access matters. Barrel and S-shaped clay tiles are often set with wire ties or mortar, and the repair has to match how the original roof was installed. We use matching profiles and salvaged tiles where needed so the repair blends in. See our clay vs. concrete roof tiles guide if you are not sure which type you have.
How We Repair a Tile Roof
- Inspect from the inside and outside. We check the attic or ceiling stain first, then trace it up to the roof so we fix the real entry point, not just the nearest broken tile.
- Access the area without causing new breaks. We step only on the strong parts of the tile and lift tiles from above the problem area.
- Fix what is under the tile. Torn underlayment, rusted valley metal or loose flashing is repaired or replaced while the tile is off.
- Re-set and secure the tile. Original tiles go back in place, broken ones are replaced with matching tile and everything is fastened.
- Show you what we did. You get photos of the problem and the finished repair.
Tile Repair, Lift-and-Relay or New Roof?
Spot tile repair
Best when a few tiles are broken or slipped and the underlayment beneath them is still sound.
Partial lift-and-relay
Best when one slope, valley or section keeps leaking. Tiles in that area are removed, new underlayment is installed and the same tiles go back on.
Full lift-and-relay
Best when the tile is still in good condition but the underlayment is failing across the whole roof. You keep your tile and get a new waterproof layer.
Full roof replacement
Best when the tile itself is badly worn or broken across the roof. See our roof replacement in Torrance page for details.
What Affects Tile Roof Repair Cost?
- Size of the area: a few tiles costs far less than re-laying a full slope.
- Underlayment condition: if the felt below has failed, the repair becomes a lift-and-relay.
- Tile availability: discontinued or hard-to-match tile takes more time to source.
- Roof pitch and height: steep or two-story roofs need more safety setup.
- Flashing and valley metal: rusted or damaged metal adds to the job.
- Solar panels: panels over the repair area may need to be removed and reset.
We give you a written estimate that lists exactly what is included before any work begins. Larger re-lays and reroofs may also need a City of Torrance building permit, which will be noted in the estimate.
Tile Roof Repair FAQs
Can broken roof tiles be replaced individually?
Yes. Cracked or slipped tiles can usually be replaced one at a time, as long as a matching tile is available and the underlayment beneath is in good shape.
Why is my tile roof leaking when no tiles are broken?
On tile roofs, most leaks come from worn underlayment, cracked ridge mortar, clogged valleys or failed flashing around pipes, vents, chimneys and solar mounts. The tile can look perfect while the layer underneath has failed.
How long does underlayment last under tile?
Concrete and clay tile can last 50 years or more, but the underlayment usually wears out much sooner. That is why many older tile roofs in Torrance need a lift-and-relay instead of new tile.
Can you match my old concrete tiles?
Often, yes. If your exact tile is no longer made, we can move sound tiles from a less visible area to the front and use the closest available tile where it will not show.
Is it safe to walk on a tile roof?
Tiles crack easily under the wrong step. Tile roof work should be done by roofers who know where to step and how to protect the tile.
Do you repair tile roofs outside Torrance?
Yes. We also handle tile roof repair in Lomita, Redondo Beach, Palos Verdes, Gardena and Carson.
